Hacienda Crossings Heads Into the Holidays With New Neighbors, and a Few Signs Still Reading "Coming Soon"

The Any Mountain space at Hacienda Crossings sold skis and hiking boots. Next door, the Party City space sold balloons and paper plates. On Dublin Boulevard, Applebee's and Black Angus filled the dinner-and-a-movie slots around the Regal. Each of those storefronts did one job.

All four have new tenants in 2026, and the replacements tell you where the center is headed. A home goods and international foods retailer is going into the former ski shop. A variety store with toys and collectibles is set for the party supply space. A Middle Eastern counter and a modern Mexican cantina have taken over the two chain dinner houses. Add a Yemeni coffee house, a trading card store that runs tournaments, and the dim sum and arcade-style games that arrived last year, and the center's mix is moving toward places built around food, play and browsing. That shift is only partway done as the holidays begin.

A third of the storefronts in two years

The scale is bigger than any single opening. Pleasanton Weekly reported in July that six businesses were slated to open at Hacienda Crossings in 2026. Combined with last year's openings, that would turn over about a third of the center's storefronts in two years.

In the same article, marketing director Brandi Hardy described the incoming group in a statement this way:

"Each brings something unique to the shopping center, from nationally recognized retail brands to locally owned businesses that foster community and create memorable experiences for our guests."

Center officials pitched the additions as "a dynamic blend of shopping, dining, entertainment, and community experiences in one convenient location." Line the new tenants up against the old ones and the strategy shows.

What each old space was, and what is replacing it

These are the swaps Pleasanton Weekly documented, matched with each space's previous tenant:

  • Former Any Mountain → World Market. The sporting goods store is giving way to a retailer selling furniture, home décor and international foods. Expected in October.
  • Former Party City → Miniso. The China-based variety retailer sells clothing, home goods, toys, collectibles, bags and beauty products. It was planned to open before the winter holidays.
  • Former Starbucks → Sana'a Café. A family-owned Yemeni coffee house with coffees, teas, specialty drinks, pastries and desserts.
  • Former Applebee's, 4808 Dublin Blvd. → Dish N Dash. Middle Eastern food. Opened by early July.
  • Former Black Angus, 4814 Dublin Blvd. → El Dorado Modern Mexican & Cantina. Opened by early July.

Two arrivals are entirely new to the center. 88 Cardhouse is a 5,200-square-foot trading card and gaming store that plans to host tournaments, events and community programming, following the model of its Newark store. Sally Beauty took a 1,796-square-foot storefront.

The 2025 group points the same way: Activate Games, Joe's Pho, Tequila Bar & Grill and Pearl Bay Manor. Across both years, very few of the new leases go to a store you would drive to for one item and then leave.

Open now

As of late October, here is what is up and running, based on the center's directory and the businesses' own pages.

Sally Beauty has a "New" tag on its Hacienda Crossings store page, along with posted hours and a phone number.

Jamba is back at its old site. Its location page lists 4930 Dublin Blvd. and takes online orders, even though the center's directory still labels it "Coming Soon." For ordering, trust Jamba's own page, since it shows the store taking orders.

Pearl Bay Manor has a "New" tag in the directory, and its dim sum is featured on the center's homepage.

Activate Games is taking bookings through its Dublin page, which lists the Hacienda Crossings address and hours.

Joe's Pho and Tequila Bar & Grill are both still in the directory with current hours.

Regal Hacienda Crossings & IMAX, the original anchor, is still posting showtimes on Regal's theater page. IMAX still lists the screen too.

Dish N Dash and El Dorado both carry the "New" tag in the center's directory. There is a wrinkle for anyone tracking the turnover count, though. Pleasanton Weekly reported that center officials don't technically count the two restaurants as Hacienda Crossings tenants, because they have a different landlord. So the restaurant changes along Dublin Boulevard are on top of the center's one-third figure.

Still pending

The other half of this year's list hasn't caught up to its schedule. As of late October, the center's own pages list these tenants as follows.

World Market was due in October. Its store page still says "Coming Soon."

Sana'a Café has moved back once already. The Bay Area Telegraph reported on July 8 that the opening had shifted from the early-August target Patch reported in June to a window between September and October. Its center listing still says "Coming Soon." The company's flagship is in San Francisco, with more shops in Oakland, San Rafael, Sacramento, Lake Forest and Los Angeles.

88 Cardhouse was set for August. Its page still says "Coming Soon."

Miniso doesn't appear in the center's current store directory at all, even though it was announced for the former Party City before the holidays. The July plan is the most recent public word on the former Party City space.

Follow the Chicken has never been more than a possibility. In July, Pleasanton Weekly noted that the center's website showed the restaurant coming to a space next to Joe's Pho, but no window signs had gone up. It isn't in the current directory either.

So the holidays will find the center about halfway through its change. The restaurants and Jamba are open. The two big-box spaces in this year's turnover, the former Any Mountain and Party City, are still waiting on their new tenants.

Nov. 22 is the first checkpoint

The center's Holiday Celebration & Tree Lighting runs Sunday, Nov. 22, from 6 to 8 p.m. in the Entertainment Village. Plans include a countdown to the tree lighting, photos with Santa, face painting, balloon art, holiday music and treat bags while supplies last. No December events are on the center's calendar yet.

The tree lighting lands one month after World Market's target and just before the holiday deadline Miniso was given. Any of the five pending names that open by that Sunday will be part of the center's first holiday evening of the season.

The City of Dublin's 2026–27 Fall/Winter Activity Guide adds other evenings to plan around:

  1. Friday, Nov. 13: Night Market at St. Pats Row.
  2. Thursday, Dec. 3: Holiday Tree Lighting at Dublin Civic Center.
  3. Friday, Dec. 4: Holiday DancEscape.
  4. Saturday, Dec. 5: Breakfast with Santa at Shannon Community Center.
  5. Saturday, Dec. 12: Weekend Wonders at Dublin Heritage Park and Museums.

If you want to start the season early, the City's October roundup still has a free Cinema at the Cemetery screening of Psycho on Friday, Oct. 30, at Heritage Park, 6600 Donlon Way.
